A landlord had a 5 story walk-up building located in a very convenient location in Kowloon only minutes away from the MTR station. The building had been misused by the previous tenant and was left in poor condition. The past tenant was never able to find many tenants that wanted to live there. The landlord wanted to utilize the property better but was unsure of how to maximize the usage of the space, who to contract for the renovations, and how to market and manage the units after the renovations were completed. Our company provided a thorough proposal complete with diagrams of the future layout, a breakdown of how much renovations would cost and projections on what we thought the building could earn in rent every month. Shortly after the landlord approved of the project, we got to work.
The building required extensive amounts of work, we had to tear everything down and replace all the electrical wiring and piping in the building. After redoing all of the interiors, we purchase all the required furniture, mattresses, electrical utilities and everything else needed to furnish the apartments for people to move into. In addition to this, we also worked together with PCCW to upgrade the building’s internet so that it had fiber optic internet. The external walls of the building needed maintenance to repair cracks and leaks as well.
After the renovations were completed, we took over all aspects of managing the property on behalf of the landlord, including finding tenants. We were able to more than double the rent the landlord was able to receive on a monthly basis and the landlord was extremely pleased with the results of the renovation and with how the building was managed.
